Regional Accounting Manager

International Real Estate Company is actively hiring for the position of Regional Accounting Manager

This position is a critical role within the accounting function and for the effective management of center operations and performance. The identification, recruitment, development and retention of quality subordinates will be paramount to success. A demonstrable track record of achieving results as a leader and manager will be a significant part of the candidate assessment process. It is expected that the person selected be intellectually agile, highly professional with potential to assume greater levels of responsibility as this dynamic company continues to prosper on a global basis.

SCOPE AND RESPONSIBILITIES:

• Achieve financial statement excellence by ensuring the integrity, quality, and accuracy of all operations accounting information for the region to support reliable presentation of financial results and monitoring of progress towards achievement of financial goals. Ensure that balance sheet accounts are routinely reconciled, cleaned-up, and current.

• Ensure that the monthly closing process is effective, timely, and efficient, and that the quality of the information is accurate and supportable.

• Enforce adherence to Accounting Policies and Procedures, and participate actively in their development and maintenance.

• Supervise, manage, and develop the technical skills of the region’s General Ledger Accountants while maintaining morale and efficiency. Empower and coach subordinates to deal with issues in a prompt and professional manner.

• Promote training programs and make sure that proper training and career development for team personnel is performed in a timely manner.

• Support the needs and requests of the Business Services teams: Billing and Lease Abstraction, Bank Reconciliation, Cash Applications, Accounts Payable, and Accounting Systems Support.

• Provide active accounting and financial expertise through a strong and open relationship with the Region Vice-President. Maintain open and active lines of communication with Center Managers, Assistant General Managers, and Property Accountants through recurring discussions on financial performance and visits to the region’s centers at least annually.

• Liaise with internal departments, such as Center Management, Finance, Treasury, Leasing, Lease Administration, Design & Construction, Internal Audit, Tax, Legal, Partner Relations and Marketing.

• Review center financial results monthly with Operations Controller and RVP, including fluctuation analysis of year-on-year performance. Present region and center results to Vice President of Accounting and Business Services quarterly.

• Support the needs of Financial Planning and Analysis in their preparation of recurring forecasts and annual budgets.

• Prepare the yearend CAM and Tax expense reconciliation and the calculation of future monthly CAM and Tax charges on behalf of each center. Review and adjust in collaboration with center managers to insure timeliness and quality.

• Review partnership cash distribution reports, and support partnership reporting needs to insure timeliness and quality.

• Review requests for payment of Tenant Allowance by insuring compliance with requirements per the lease and that all required supporting documentation has been provided.

• Review sales and use tax returns on behalf of the region’s centers.

• Responsible for conducting semi-annual performance evaluations and setting goals for General Ledger Accountants.

• Assist in the development of the department’s performance management goals and objectives.

• Prepare responses for internal audit reports as needed.

• Provide first level support for external audit requests in support of the half-year and full-year US business audit, annual center audits, and annual CAM expense reviews.

• Support the needs of process improvement teams and the needs of IT upgrades and maintenance activities.

• Assist the Operations Controller and Vice President of Accounting and Business Services with special projects as needed.

EXPERIENCE REQUIRED

The final candidate will have an outstanding track record of success as a financial professional. Strong technical expertise is expected. The selected candidate will need to communicate effectively and manage up and down throughout the organization. The successful candidate must also demonstrate the ability to relate financial information to their corresponding operational activity drivers, and must be able to explain to financial impact of operating decisions to the operations community. Requires a professional and dynamic business person with the potential to move beyond this role and grow with the company.


QUALIFICATIONS

• Experience with integrated IT systems such as JD Edwards, Oracle, or SAP. Implementation and conversion experience is a plus.

• 4 to 7 years of experience.

• Real estate experience preferred but not required.

• Ability to work in a fast-paced environment where multi-tasking is required.

• Ability to change directions and priorities as necessary.

• Possess an optimistic attitude and overall passion for results.

• Excellent written and verbal communication and presentation skills.


EDUCATION

A bachelor’s degree is required and a CPA is preferred.
