Scope and Purpose

To be responsiblefor, under the supervision of the Regional Manager, Vice President andPresident of Axiom Properties, Inc., all phases of the leasing, advertising,accounting, staffing and training at Apartments.  Including, but not limited to, the generaladministration, inspection of the property, vacant, grounds and cleaning.  Supervise the on site manager in the day today operations of the leasing office.  ValidDrivers License is required.  Any changein status of driver’s license must be reported to supervisor immediately uponnotice.Duties and Responsibilities

A. Personnel Supervision Supervise the hiring and termination of employees in accordance with company policy and under the direction of the Regional Manager.  Train and be responsible for work performed by all personnel under their direction. Establish daily personnel schedules which provide adequate coverage for office, maintenance and emergency needs. Perform written evaluations of employees and make recommendations for salary increases and/ or advancement. Maintain accurate daily payroll records. Ensure compliance of all company personnel policies.

 

B. General Operations Supervise the leasing of apartments and direct off-site marketing. Oversee preparation and proper execution of lease agreement and related forms at the apartment community and the commercial space. Insure deposits are done in a timely manner. Maintain up-to-date reports as required. Maintain an accurate availability board. Oversee all details of move-ins and move-outs, giving special attention to apartment inspection reports, monitoring for timely completion, accurate charges and timely scheduling to prepare vacant units for occupancy. Utilize effective communication skills with residents to develop and maintain quality rapport.   Report accidents and emergency situations to the corporate office in a timely manner and prepare proper reports. Coordinate preparation of monthly newsletter. Continually inspect property and improvements, complete a bi-monthly and site inspection twice a month, recording deficiencies and taking necessary action within budget constraints. Initiate and monitor necessary legal actions under supervision of Regional Manager. Follow and ensure compliance of all fair housing laws. Maintain a professional appearance and positive attitude. Responsible for initiating procedures of the lease renewal process for all current residents and tenants.C.  Financial Operations Collect rents at the apartments and handle delinquent accounts for the apartments and the commercial site. Ensure maintenance of all necessary records for financial transactions of the property. Make bank deposits daily as needed. Purchase necessary supplies and equipment within budget and policy guidelines. Maintain capitol improvement records as required. Work within established budget and review possible variations with Regional Manager. Enter all payables into Yardi on the apartment level. Supervise the eviction process.
